Scandi Interior Design Transformation

The Challenge

 

Our team faced several challenges when tasked with the interior design of an old fashioned house for a property developer. The key aspects of this challenge included:

 

  1. Transformation Goal: To turn a dated property into a modern, minimalistic, and Scandinavian inspired home, aligned with the developer's vision.

  2. Floor plan optimisation: The property had been developed to the previous owners requirements which meant the layout didn’t flow and was quite obscure. Therefore we worked with the developer to review and optimise the floor plan.

  3. Strict Deadline: The project had a tight 6 month deadline, requiring meticulous planning and execution.

  4. Value Enhancement: The aim was to add substantial value to the property to ensure a profitable refinance.

  5. Coordination with Tradesmen: Providing a clear and concise brief to multiple tradesmen involved in the renovation process.

Interior Design Services

 

Our approach to addressing these challenges involved a collaborative effort with the property developer. Here's how we achieved success:

  • Embracing Vision: We fully embraced the developer's vision and goals for the property, ensuring a bespoke high end finish was achieved for the project.

  • Optimisation Planning: We meticulously analysed the property specifications, budget, and floor plans to optimise profitability and buildability. This included working with the developer to specify: 

    • The effective use of light, windows, doors, and inside/outside living spaces as the property benefitted from a south facing back garden but a north facing front garden.

    • A new ground floor layout which created flow and an open plan layout.

    • A bespoke kitchen built in a new permitted development extension. 

    • A larger family bathroom and home office having made use of dead space in the upstairs.

  • Visual Direction: We presented initial mood boards and styling direction to allow the developer to visualise the finished product before proceeding with detailed specifications.

  • Interior Design Specifications: We developed comprehensive specifications and visualisations for the developer and the build team. This included detailed room drawings with itemised product lists for efficient purchasing.

    • Kitchen Specifications: We collaborated with a kitchen designer to create a bespoke black on black minimalist kitchen with warm wood textures and wood panelling to create a unique design.

    • Bathroom Specification: We optimised space to include a separate bath and walk-in shower, utilising wood textures, sleek black fixtures and a bespoke mosaic tiled feature wall.

    • Flooring Specifications: We selected LVT wooden tones to add warmth and luxury carpets to enhance the property's quality.

    • Painting Specification: Creative painting techniques and colour blocking were employed to create room contrasts to enhance appeal with minimal investment.

    • Joinery Specification: We incorporated crittal doors to add a bespoke feel and allow light to pass through the property as well as incorporating wood dividers as a bannister to create a unique feature.

    • Electrical Specification: A modern contemporary lighting scheme was designed for the entire property.

  • Onsite Coordination: We conducted onsite meetings at key milestones during the development, ensuring that specifications were followed and executed as intended.

  • Property Staging: In addition to our interior design services, we staged the property to support the refinance aims of the house.

The Results

 

The outcomes achieved by the developer from this project were outstanding:

  • Record-Breaking Valuation and Refinance: The valuation exceeded the area's ceiling price by a significant percentage (11%).

  • Substantial Value Increase: Within just six months, the developer increased the property's value by an impressive 44%.

 

This case study evidences our ability to work in collaboration with developers to turn properties into lucrative investments while delivering on time and within budget.
